Rent and the lease
Rents on this site are shown per bedroom, per month, in CAD, and the whole-suite total sits under every one of them. The building itself leases whole suites rather than individual bedrooms, so the suite total is the figure that goes on the lease.
For a one bedroom the two numbers are the same. For a two bedroom, the per-bedroom figure is the suite rent split in half, which is what each of two people would pay if you split it evenly.
Pricing changes with availability, so it is quoted by the leasing office rather than published here. Call (613) 800-2299 or send a message through this site and you will have a figure for the layout you want within one business day.
Every layout in the building is on the floor plans page with its size and its bedroom and bathroom count, so you can pick the one you want to price before you call.
Ask the leasing office, and ask about the specific suite. The property does not publish a utilities breakdown, and what is bundled can differ between suites in a building of this size.
What you can count on is that the washer and dryer are in the suite and come with it, as do the fridge, range, over-range microwave and dishwasher.
Students applying without an income history usually apply with a parent or guardian as guarantor. Ask the leasing office what they need before you apply, so you are not assembling paperwork twice.
Applications go through the property's online leasing portal, linked from the top of this site, or you can start by phone on (613) 800-2299.
The leasing office is open seven days a week: ten to six Monday to Friday, and twelve to four on Saturday and Sunday.
The suites
Fifteen, in two collections named after chess pieces. The Knight collection is the one bedrooms, from 563 to 637 square feet, and one of them (Knight E) adds a den. The Rook collection is the two bedrooms, up to 977 square feet, some with one bathroom and some with two.
Every layout has its own drawing on the floor plans page, with the room dimensions printed on it.
Yes. A stacked washer and dryer in a closet inside the suite, in every suite the property has photographed. There is no shared laundry room to queue for and no coins involved.
- Kitchen Stainless fridge, range and over-range microwave, and a dishwasher beside the sink.
- Laundry A stacked washer and dryer inside the suite.
- Windows Blinds are fitted before you move in.
This list is read from the property's own photography of finished suites rather than from a published specification, so confirm the detail for the suite you are viewing.
No. The furniture in the photographs is staging. The appliances, the flooring and the blinds come with the suite; everything else is yours.
The building
- Courtyard The building is five storeys of red brick built around an open courtyard.
- Rooftop patio On the roof, five storeys up.
- Fitness centre A gym in the building, so it is not a second membership.
- Interior lounge An indoor common room off the lobby.
The property asks that you contact the leasing office about pets rather than publishing a policy. Raise it on the viewing or before you apply, rather than assuming either way.
The property publishes no parking information for this building, so ask the leasing office what is available and what it costs.
Worth knowing either way: almost nothing on this list needs a car. Campus, groceries, the pharmacy and the bars are all inside a twelve-minute walk.
The property publishes no accessibility features for this building. Ask the leasing office directly about step-free access, lifts and suite layouts before you apply, so you get an answer about the actual suite rather than the building in general.
Getting around
12 minutes on foot to the Union Street edge of campus, or about 4 on a bike, down Alfred or University. There is no hill in either direction.
Stauffer Library is 12 min walk and Grant Hall, in the middle of campus, is 17 min walk.
Every walking time on this site is routed on the street network from the door of 501 Frontenac Street, not measured in a straight line.
Probably not for campus, which is quicker to walk. The nearest stop is Brock and Alfred, 5 min walk, with the 4, 502 and 701 west to Cataraqui Centre. Downtown buses leave from Princess and Barrie, 9 min walk.
Queen's undergraduates ride Kingston Transit on their student card through the AMS Bus-It programme, so the fare question usually answers itself.
- Asian Food World 5 min walk, the nearest shop for a basket of food.
- Metro 10 min walk, for a full supermarket run.
- Shoppers Drug Mart 6 min walk, at 445 Princess, open late.
Most of what a student in Kingston does. Pizza and burgers start 2 to 3 minutes from the door, ramen and bubble tea are 5 to 5, and the bars run from The Mansion at 3 minutes down to the Ale House and Stages at 8.
Keep walking and Princess ends at the water: Springer Market Square and City Hall are 21 min walk, or 7 min bike.
